Home Insurance in League City, TX

Owning a home near Galveston Bay is different from owning one in Dallas. We get hurricanes, hail, heavy rain, and flood maps that change. JP Guerrero Insurance has helped League City families with home insurance since 2013. Our office is on E Galveston St, a few minutes from League City Parkway and I-45. We know what the local carriers ask for and what your lender wants to see.

What a home policy covers

A standard Texas home policy helps pay to repair your house (dwelling), replace what is inside it (personal property), and protect you if someone is hurt on your property (liability). It also usually covers wind and hail, but on the coast that part can be tricky, which we explain below.

Wind, hail and TWIA near the coast

Many private insurers will not cover wind and hail in coastal counties like Galveston County. When that happens, the wind part of your coverage can come from the Texas Windstorm Insurance Association (TWIA). TWIA was created by the Texas Legislature in 1971 for exactly this situation. To buy it, you need a declination from a private insurer, and the home has to meet windstorm building rules. Any licensed Texas agent can place a TWIA policy, and we do it every week. Good news: TWIA’s board voted for no rate increase in 2026 and again for 2027.

Flood is a separate policy

Standard home insurance does not cover flood. That matters here. League City alone has about 4,000 homes in the FEMA AE zone, where there is roughly a 26% chance of flooding over a 30-year mortgage. If your loan is federally backed and your home is in the high-risk zone, flood insurance is required. Even outside the zone, Clear Creek and Dickinson Bayou flood. League City is in the National Flood Insurance Program, and homes in the city get a Community Rating System discount. We will check your zone and quote flood with your home policy so nothing is missed.

Why rates went up, and what is changing

Texas home premiums rose fast. The state average went from about $1,800 a year in 2016 to about $3,500 in 2025, according to the Texas Department of Insurance. In October 2026, TDI said most new homeowners rate filings were decreases, and advised Texans to shop around. That is what we do for you: we review your coverage, deductibles and discounts and tell you in plain words where you stand. Most families save the most when they bundle home and auto.
